Northern Sub-region Employment Land Review

Planning Ove Arup and Associates together with Savills were appointed to undertake a review of employment land across the Northern sub-area of the East Midlands.

The commission was made jointly by Nottinghamshire County Council and Derbyshire County Council on behalf seven other authorities and the Alliance Sub-regional stra5tegic partnership. The Councils were:

Ashfield District Council
Mansfield District Council
Newark and Sherwood District Council
Bassetlaw District Council
Bolsover District Council
Chesterfield Borough Council
North East Derbyshire District Council.

The study assessed the demand and supply of employment land within the region and will play an important role in shaping employment land provision. Its findings will be part of the evidence base for Local Development Frameworks (LDF's) and sub-regional proposals relating to the review of the Regional Spatial Strategy (RSS). It will also assist the Alliance SSP in funding and investment decisions, and be a resource for public and private investors.

The study had four main stages:

The identification of employment land needs for the whole Sub-Region
Assessment of the Regional employment land work and its suitability for the Northern Sub-region
The identification of broad locations and specific sites for employment development to meet these strategic needs; and
The production of reports on district level employment land requirements and supply for six Local Authorities.

The study has, at a strategic level:

Established a context within which likely employment demand should be established
and give a balanced picture of the qualitative and quantitative requirement for employment land across the Sub-Region
Assessed broad locations for employment development in the context of market demand and the objectives of the SRS
Assessed key strategic sites and identified with a reasoned case those to be protected or those of poorer quality.

At local level, the study:

Will guide LDF preparation, with reports on district level land requirements and portfolios (focusing on six of the seven Districts; Bolsover already had a review in place).
